    Lot and Block

A legal description method that identifies a parcel by its lot and block numbers on a recorded subdivision plat.

The lot and block method, also called the recorded plat method, describes a parcel by referencing its lot number and block number on a subdivision plat recorded in the county public records. It is the most common way to describe platted subdivision lots.

It relies on the recorded plat, so the plat must exist in the public records for the description to work.

    On the exam

Lot and block depends on a recorded plat. It is the usual method for subdivision lots.

    Exam trap

Lot and block requires a recorded plat. A perimeter traced by directions and distances is metes and bounds, not lot and block.
