    Common Elements

    The parts of a condominium owned collectively by all unit owners, such as the lobby, pool, and parking.

    Common elements are the portions of a condominium that all unit owners own together, including the lobby, hallways, pool, and parking areas. Each unit owner holds an undivided share of them.

    Limited common elements are reserved for the use of specific units, such as an assigned parking space or a storage locker, but are still owned collectively.

    Common elements are shared by everyone. Limited common elements are reserved for specific units but still collectively owned.

    Exam trap

    An assigned parking space is a limited common element. It is reserved for one unit but is not owned separately from the condominium.
